Gizzi Property Care cleans driveways across Newcastle and the surrounding suburbs — from the inner-city terraces and their narrow concrete strips, through the post-war brick-and-tile blocks of the western suburbs, to the newer exposed-aggregate estates out past Fletcher and Maryland.

Driveway washing is quoted per property, not per hour, and the surface decides the method. The finish we are aiming for is an even one: no stripe marks, no patchy light and dark, and a clean line where the driveway meets the lawn.

Local knowledge

Why Newcastle driveways go grey

Most Newcastle driveways are not dirty so much as biologically colonised. The city sits between the ocean and the lake, humidity stays high, and the prevailing damp does the rest. A fine layer of algae takes hold in the surface pores, holds moisture against the concrete, and reads to the eye as a flat grey cast — the driveway looks tired rather than stained, which is why a hose never seems to improve it.

Aspect decides how fast it happens. A north-facing driveway in Kotara or Adamstown dries out between showers and can go years looking reasonable. A south-facing one in Lambton, New Lambton or Waratah, shaded by the house for most of the day, will green up within a season and turn genuinely slippery by the end of winter.

Closer to the coast — Merewether, Bar Beach, Stockton, Mayfield East — there is salt in the air on top of the damp. Salt film is not visible on its own, but it is hygroscopic: it holds dirt onto the surface and keeps it there. It is the reason a coastal driveway starts looking dull again faster than an inland one after the same clean.

Know what you are looking at

The four things that actually stain a driveway

“Dirty” covers several different problems, and they do not all come off the same way. Working out which one is on the surface is most of the job.

Organic growth — algae, moss and lichen. The grey-green film, the black spotting and the pale crusty discs that look painted on. Algae and moss wash off readily once treated. Lichen is the stubborn one: it roots into the surface and has to be chemically treated and given time to work, not blasted, because the pressure needed to remove it mechanically will damage the concrete first.

Tannin from leaf litter. Wet leaves left sitting on pale concrete leach tannin into the pores and set as a brown, leaf-shaped shadow. Very common under jacarandas, gums and anything deciduous, and unmistakable once you know it. It is a stain, not a deposit — it needs a treatment that lifts it out of the surface. There is more on this on our tannin staining article.

Oil, fuel and transmission drips. The dark patch under where the car sits. Fresh oil that has not fully soaked in comes up well. Oil that has been there for years has penetrated deep into the concrete and will usually lighten substantially rather than disappear entirely — anyone promising a guaranteed complete removal on an old stain has not looked at it properly. We will tell you at quoting which of the two you have.

Rust and mineral staining. Orange runs from sprinklers and bore water, steel furniture, potted plants or rebar sitting too close to the surface. Rust needs a specific treatment; high pressure alone just cleans the concrete around it and makes the stain more obvious.

Surface by surface

Concrete, aggregate, pavers and stamped

Plain concrete is the most forgiving and takes a rotary surface clean. That is a flat, enclosed head that cleans in an even sweep rather than a hand-held wand waved back and forth — which is what leaves the zebra striping you see on a lot of driveways around the suburbs. Done properly the result is uniform right to the edges.

Exposed aggregate is the big one in the newer Newcastle estates, and it is the surface most often damaged by the wrong approach. The stones sit in a cement matrix, and too much pressure held too close washes that matrix out, loosens the stones and leaves the driveway rougher and dirtier than before — permanently. Aggregate is cleaned at moderate pressure with a pre-treatment doing the work on the growth.

Stamped and stencilled concrete has a colour hardener and a sealer over the top. High pressure strips the sealer, and once it is gone the colour fades unevenly and the surface starts absorbing everything. These are soft-washed and rinsed gently. If the sealer has already broken down, that is worth knowing before anyone touches it.

Pavers clean up extremely well, but the joint sand is the catch: too much pressure blows it out and the pavers start to shift and weed through. Paver driveways are cleaned at a controlled pressure and the joints are re-sanded where the wash has opened them up.

Timing

When to clean a driveway in Newcastle

Late winter into early spring is the window. June to August is when the damp does most of the work on algae and moss, so a wash in August or September clears the worst of it and leaves the driveway presenting well through summer. It is also the right time if the property is going on the market — the driveway is the first thing in the street-front photo, and a grey one drags the whole shot down.

For a rental changeover or a sale campaign the driveway rarely wants doing on its own. Cleaning the driveway and leaving the path, porch and house front untouched makes a property look half-finished rather than clean, which is the point our spring reset article makes at length.

More than the driveway

Paths, patios and the rest of the exterior

The same visit can take in everything else on the ground: paths, steps, porches, courtyards, patios, pool surrounds, retaining walls and the outer face of fencing. Doing them together is cheaper than doing them on separate visits — the cost sits in getting set up and getting water and gear to the property, not in the extra square metres.

Walls, render, Colorbond and eaves are a different method again: a low-pressure soft wash rather than a pressure clean. That is covered on the exterior house washing page.

Frequently asked

How much does driveway cleaning cost in Newcastle?

It depends on size, surface and condition, so we quote each property rather than publishing a rate. A clean, regularly maintained plain concrete driveway is a straightforward job; the same size in exposed aggregate with heavy lichen and an old oil stain is a different piece of work. You get one fixed figure before anything starts, and the quote is free.

Is driveway washing the same as driveway cleaning?

Same job, different words — people search for both. What matters is the method: some surfaces are pressure washed, some are soft washed with a treatment doing the work, and getting that wrong is what damages driveways.

Can you get old oil stains out of concrete?

Usually we can lighten them substantially, and fresh oil often comes out completely. Oil that has been soaking into the concrete for years has penetrated well below the surface and rarely disappears entirely. We will tell you honestly which one you have when we quote it, rather than promising a result and hoping.

Will pressure washing damage my exposed aggregate driveway?

It can, and it is the most common damage we see. Too much pressure held too close washes out the cement matrix between the stones and leaves the surface permanently rougher and quicker to dirty. Aggregate is cleaned at moderate pressure with a pre-treatment doing the work on the growth.

What about the lichen — those pale crusty spots?

Lichen is rooted into the surface, so it is treated chemically and given time to work rather than blasted off. Trying to remove it with pressure alone damages the concrete before it shifts the lichen.

Do you clean the footpath and kerb crossing too?

Yes, and it is worth doing. A clean driveway running into a grey footpath draws the eye straight to the line between them. The verge crossing and path are usually quoted with the driveway.

Do you clean roofs or work at height?

No. Gizzi Property Care does not do any work at height — no roofs, no ladders, no second storeys, and no gutter cleaning. We wash the outer face of gutters and fascia from the ground where it can be reached safely, and that is the limit. If a property needs roof work we will say so rather than take it on.

How long does a driveway take?

Most single driveways are a half-day once treatment time is allowed for. Treatments need dwell time to work — that is not idle time, it is the part that does the cleaning — so a job is not quicker for being rushed.

How do I get a quote?

Request one through the online form and include a couple of photos if you can. Quotes are based on property size, surface, access, condition and scope, and are confirmed upfront before work begins.
